March Homes Sales in the St George Area Were Higher

• Just read in The Spectrum that Home sales surge.   They did in March, but down again somewhat this month.  
Just researched some stats for Homes For Sale in Washington County, UT.  On the MLS there are 2046 homes on the market 
as of this date.   450 of these are short sales or bank owned or 22% of our market which is lower than many areas.
This figure may not take into account bank auctions and private sales.   I'm sure it would be higher with these included.

The number of homes for sale in the price range from $100,000 to $200,000 is 689;  $200,000 to $400,000 - 742;  
$400,000 to $600,000 - $199 and homes for sale over $600,000 is 200 even.  

As of today according to our MLS figures - 141 Homes have sold this month - Average sold price $181,272
median price - $169,000, Difference from listing price to selling price is -$8,533 and the the average days of market is 117. Last month there was a surge of sales...238 homes sold compared to 188 in March of 2009.

However,  I am hopeful. They are more people looking.....however, from my experience most are looking for "real deals" and/or 2nd homes since they sense that this is the bottom and and they are hoping for increasing prices in the years to come.  We live in a beautiful area with a lot of advantages and people will continue to move here.
